Thailand Resort Design & Engineering
Architecture, structural engineering, MEP coordination and BIM for beach and island resorts, villas and wellness projects across Phuket, Koh Samui, Phi Phi and the coastal south of Thailand — delivered as a European technical partner alongside local licensed consultants.

Why Thailand.
§02 — climate & craftThe best resorts here are unforced: deep eaves, cross-ventilation planned before the air-conditioning, a plan that opens to the sea and closes to the monsoon.
Thailand's coast asks for buildings that stay quiet in the heat and hold up in the rain. Timber and stone that weather honestly; a programme that feels effortless while it carries stormwater, wastewater treatment, standby power and a materials logistics chain that often arrives by ferry.
These are the problems the studio is organised around: structure, material, coordination and buildable detailing. Architecture sets the orientation, the shade and the framed view. Engineering makes the building resist wind and driving rain, drain a monsoon, and reach the island in pieces a crane and a barge can handle. The two disciplines share one voice on every drawing.
What we can support.
§03 — scope of workWe provide a coordinated technical design package, scoped to complement the local team rather than duplicate it:
Concept & masterplanning
Resort concept design and masterplanning studies for beach, island and hillside sites.
Architectural documentation
Architectural design development and technical documentation.
Structural engineering
Reinforced concrete, steel, wind and moderate-seismic design.
MEP coordination
Wastewater treatment, water supply and standby-power interfaces.
BIM & IFC coordination
BIM modelling and IFC coordination across ARCH, STR and MEP.
Tekla detailing
Tekla Structures detailing and shop drawings for steel and prefabricated elements.
Construction & tender support
Construction documentation, tender and IFC support.
Value engineering
Focused on island logistics, weathering and monsoon exposure.
Typologies we are set up for: beach and island resorts, standalone and clustered villas, and wellness and spa buildings. What reaches the authority is one coordinated model, not three uncoordinated drawing sets.
Local conditions that shape the engineering.
§04 — constraintsThailand's southern coast concentrates several hard constraints into one brief. We design to them from concept, not as a late correction.
Environmental assessment for hotels
Hotels and resorts above the relevant thresholds require an environmental impact assessment before construction can proceed. We structure our packages — footprints, loads, service demands, construction sequencing — so the environmental specialists can act on them cleanly, and so the design does not have to be unpicked once the assessment starts.
Coastal setback and shoreline rules
Building near the shoreline is governed by setback and land-use controls that vary by province and by beach. We treat the setback line as a design driver from the first massing study, coordinated with the local consultants who read it against the specific plot.
Monsoon wind and rain
The southwest and northeast monsoons bring sustained wind and intense, driven rain. Structure is designed for the wind load; the envelope, the eaves, the drainage and the detailing are designed for water that arrives horizontally. Roof spans, gutters and storm paths are sized for the season, not the average day.
Island logistics
On Koh Samui, Phi Phi and the smaller islands, materials, plant and skilled labour arrive by ferry or barge. This favours lightweight and prefabricated systems, off-island fabrication and a model accurate enough that a component built elsewhere fits when it lands.
Moderate seismicity in the north
Northern Thailand carries a moderate seismic exposure that the far south largely does not. Where a project or a client's portfolio reaches into that zone, structure is checked against the applicable seismic provisions rather than assumed benign.
Heat, humidity and salt
High UV, humidity and salt air govern material choice and detailing. Corrosion-aware fixings, ventilated and shaded facades, and passive comfort come before mechanical cooling does.
The studio is the technical partner; it does not become the architect or engineer of record abroad.
We are a technical design partner. We do not replace the Thai-licensed professionals a project requires, and we are clear about that from the first conversation.
For international projects — including Thailand — statutory approvals, permit submissions, code compliance and professional sign-off are handled together with local licensed architects, engineers, structural checkers, environmental (EIA) consultants, coastal and marine specialists, fire consultants and MEP/utilities consultants. In Thailand this typically means working alongside the architect and engineer of record licensed under the Council of Architects and the Council of Engineers, with the environmental impact assessment prepared by an accredited consultant and reviewed by the Office of Natural Resources and Environmental Policy and Planning, and building permits issued by the relevant local authority. Where a named body or threshold is uncertain for a specific plot, we defer to the local consultants who read it against current provincial regulation.
In practice, we lead architecture, structural engineering, MEP coordination and BIM, and we hold a single, disciplined model. The licensed local team carries statutory approval, sign-off and the interface with the authorities. That separation is deliberate, and it is what makes the collaboration work.
Our public-building record in Romania — schools and a kindergarten delivered through a formal approvals process — is direct evidence that we work fluently inside that kind of regulatory framework.
A technical partner for your Thailand project.
§06 — next stepFrom concept study to construction documentation — the architecture, structure, MEP and BIM, alongside your local team.
If you are developing, designing or building a beach resort, an island villa complex or a wellness retreat in Phuket, Koh Samui, Phi Phi or elsewhere on the Thai coast, we can carry the architecture, structure, MEP and BIM alongside your local team. Tell us where the project sits in its programme and who holds the local consultancy, and we will scope a package that fits.
