Why Mauritius and Seychelles.

§02 — two archipelagos

Two archipelagos, two different grounds, one shared climate discipline.

Mauritius rises from volcanic rock and basalt; Seychelles sits on ancient granite that breaks the coast into boulders and coves. Both lie in the cyclone belt, both build at the water's edge, and both host integrated resort schemes where hospitality, villas and shared infrastructure are approved and delivered as one estate.

These are the problems the studio is organised around: structure, material, coordination and buildable detailing. Architecture sets the orientation, the shade and the framed view. Engineering makes it stand, resist the design wind, and detail out the corrosion that salt air and humidity impose. The two disciplines share one voice on every drawing.

§04 — the brief

The Indian Ocean sets the brief before the architecture does. Four conditions govern the work.

The typologies we design for these conditions are luxury beach and eco resorts, standalone and clustered villas, and wellness and spa buildings — each carried from concept to buildable documentation.

Cyclone and high-wind design

Both islands sit in the South-West Indian Ocean cyclone belt. Structure, roofs, openings and cladding are designed for the governing wind pressures and uplift, with load paths and fixings detailed so that the envelope holds and stays watertight through a rated event.

Coastal and marine environment

Building at the shoreline means saline air, high humidity and high UV. Detailing is corrosion-aware at every fixing and connection, and any works near the water are coordinated with the coastal and marine specialists who hold the environmental approvals.

Granite and volcanic terrain

Seychelles granite and Mauritian basalt shape foundations, retaining and the way a building meets the ground. On granite coves and boulder slopes, the structure steps and retains with the land; on volcanic ground, foundations follow the local geotechnical envelope.

Integrated resort schemes

Beach resorts, eco lodges, villa clusters and wellness buildings are planned, approved and serviced as a single estate. Shared infrastructure — water, wastewater, power, roads — is coordinated in the model before it reaches the authority or the site.

§05 — the record

We do not replace the Mauritius- or Seychelles-registered consultants responsible for local approvals. We work as the technical design partner and coordinate a single disciplined model with the licensed local team who carry statutory submission and sign-off. This is how we work with local consultants.

In Mauritius, development typically runs through the Building and Land Use Permit issued by the local authority, an EIA licence under the Environment Protection Act administered by the Ministry of Environment, land subdivision through the Morcellement Board, and, for qualifying integrated resort and investment schemes, coordination with the Economic Development Board. In Seychelles, projects run through planning permission from the Planning Authority under the Town and Country Planning Act and environmental authorisation under the Environment Protection Act administered by the responsible environment ministry. Where a specific body or procedure is uncertain for a given site, we defer to the local consultants who hold current knowledge of it.

For international projects — including Mauritius, Seychelles and other jurisdictions — statutory approvals, code compliance and professional sign-off are handled together with local licensed architects, engineers, structural checkers, EIA consultants, coastal and marine specialists, fire consultants and MEP/utilities consultants. The studio is the technical partner. It does not become the architect or engineer of record abroad. That separation is deliberate, and it is what makes the collaboration work.
