§01 — SELECTED WORK

Selected Work

Built and ongoing projects forming the technical and architectural foundation of our international resort work.

Dolj · Vâlcea · Bucharest, Romania — 2018–2025

The foundation.

§01 — foundation

Sixteen projects between 2018 and 2025, across Dolj, Vâlcea and Bucharest. Houses, schools, a spa, industrial halls, offices.

Two disciplines carried through each — architecture and structural engineering, from concept to construction.

None of this is a resort. That is the point. Resort work is built on transferable skill: villa-scale craft, the approvals literacy of public buildings, a genuine wellness precedent, and the steel long-span engineering behind industrial halls. The pages that follow read the real portfolio through that lens. The proof is measured, not claimed.

Note — self-initiated studiesOur resort studies are self-initiated design work, not built projects. They are held apart from this portfolio and labelled as studies wherever they appear.

Residential architecture.

§02 — residential

Villa-scale work.

The discipline a resort villa asks for — proportion, material, light, and the framed view — is the discipline of a well-made house. Small plans reward the closest reading.

01

House in Simnic

LOCATION Simnic, Dolj · YEAR 2021 · TYPOLOGY Private residence · ROLE Architecture + structural engineering

A single-family house resolved as one calm volume. Considered materiality, a measured plan, and openings placed for light and for the view rather than for symmetry alone.

RELEVANCE TO RESORT WORK — the closest analogue to a resort villa: private scale, careful materials, controlled sightlines.

02

Urban House on Despot Vodă

LOCATION Bucharest · YEAR 2018 · TYPOLOGY Urban residence · ROLE Architecture + structural engineering

A residence on a constrained city plot. The work here is contextual: fitting a considered house into an established street, negotiating party walls, light and privacy within a tight envelope.

RELEVANCE TO RESORT WORK — building well within constraint and context, the everyday condition of a sensitive coastal site.

ARCH · STR

Public buildings.

§03 — public

Institutional work runs on rigour and on paperwork.

Public buildings are designed to be inspected, approved and used hard for decades. That literacy — robust detailing and a clean route through statutory approval — transfers directly to permitting a resort in an unfamiliar jurisdiction.

01

School at Ocolna

LOCATION Ocolna, Dolj · YEAR 2024 · TYPOLOGY Public — education · ROLE Architecture + structural engineering + technical documentation

A public school delivered through the full statutory process. Durable detailing, an accessible plan, and documentation prepared to be reviewed and signed off.

RELEVANCE TO RESORT WORK — approvals literacy and robust detailing at institutional scale: the discipline behind coordinating local sign-off on an international project.

02

Kindergarten at Benești

LOCATION Benești, Vâlcea · YEAR 2025 · TYPOLOGY Public — education · ROLE Architecture + structural engineering + technical documentation

A kindergarten built to the demands of a young, everyday user group: safe circulation, daylight, warm rooms, and a structure detailed for a long service life.

RELEVANCE TO RESORT WORK — human-scale public architecture with a low-maintenance brief, close in spirit to the shared and back-of-house buildings of a resort.

§04 — wellness precedent
Spa Center at Gighera — a real spa, designed and detailed for water, humidity and calm.

LOCATION Gighera, Dolj · YEAR 2018 · TYPOLOGY Wellness · ROLE Architecture + structural engineering

The programme is the nearest precedent in the portfolio to the wellness core of a resort: pools, treatment rooms, and the environmental and corrosion-aware detailing that wet spaces require.

RELEVANCE TO RESORT WORK — a genuine wellness precedent. The spa brief is the hospitality brief closest to what a resort asks for — and it is built, not proposed.

Commercial and industrial.

§05 — industrial

Long spans, steel, and buildable detailing.

Industrial work is where the engineering is most visible: wide clear spans, prefabricated steel, and a structural model coordinated in Tekla so the frame that is drawn is the frame that is fabricated. Resort superstructures on remote islands lean on exactly this — lightweight, prefabricated, corrosion-aware.

01

Industrial halls, storage facilities, offices and commercial spaces

LOCATION Dolj / Vâlcea / Bucharest · YEARS 2018–2025 · TYPOLOGY Industrial, storage, office, commercial · ROLE Structural engineering + BIM/Tekla + technical documentation

A body of commercial and industrial buildings across the period. Steel-framed halls and storage buildings designed for long clear spans; office and commercial interiors fitted out to brief. Structures modelled in Tekla Structures and issued as construction-oriented documentation.

RELEVANCE TO RESORT WORK — the long-span, prefabricated, steel engineering that a resort superstructure needs, and the BIM workflow that keeps it buildable on a remote site.

STR · BIM

Structural engineering and technical documentation.

§06 — engineering spine

The engineering spine runs through every project above, not beside them.

Reinforced concrete and steel design, seismic and wind analysis, BIM coordination, and construction-oriented documentation are the constant. It is the part of the practice that makes a design buildable — and the part that a resort developer relies on most once concept gives way to construction.

DISCIPLINE Structural engineering · SCOPE Reinforced concrete · steel structures · seismic and wind design · BIM · Tekla Structures · technical coordination · construction documentation · ROLE Engineering lead across the portfolio

RELEVANCE TO RESORT WORK — corrosion-aware detailing, lightweight and prefabricated superstructures, and value engineering, carried from concept to construction, with a documentation set built to be checked.

On honesty.

§07 — on honesty

For international projects — including the Maldives, Greece and other jurisdictions — local approvals, statutory submissions, code compliance and professional sign-off are handled together with local licensed architects, engineers, structural checkers, EIA consultants, coastal/marine specialists, fire consultants and MEP/utilities consultants. The studio is the technical partner. It does not replace local consultants.

The projects on this page are built or ongoing, in Romania. Our resort designs are self-initiated studies, held apart and labelled as such wherever they appear.
